Your responsibilities as a landlord
You already take your duty of care to people living in your property seriously.
The Landlord and Tenant Act, 1985 stipulates that the electrical installation in a rented property is a) safe when the tenancy begins and b) maintained safely throughout the tenancy. Should there be an accident involving neglect of the electrics, the consequences for you as a landlord could be severe.
All electrical systems (including the wiring) will degrade over time, even if they are not over-loaded or used inappropriately. If the electrics have been neglected for some years, we would invite you to consider an inspection. You may wish to ask us to carry out an EICR between tenants, for example. As the saying goes, you can never be too careful.
